Founders Village Architectural Control Committee [ACC]
REMEMBER YOUR REQUEST FORMS
The ACC wishes to provide as smooth and speedy a turnaround time as possible.
The following are some helpful reminders to aid in a better ACC review.
Before you begin: Check The Master Declaration of Covenants, Conditions and Restrictions and the Residential Improvement Guidelines
and Residential Site Restrictions, both of which can be found at the bottom of the FORMS and DOCUMENT page at Forms
Before you begin: you will also need to get (and fill out) the Architectural Submittal Form Forms
Before you begin: If you are unsure or have any questions, contact the Architectural Control Committee (ACC) at acc@foundersneighbors.com.
Paperwork that does not meet ALL the requirements such as signatures, samples, and drawings, if applicable, will delay the response by the ACC.
Paperwork that is not received by the deadlines outlined below, will be held until the next scheduled ACC meeting.
Submittals are due at the Ridge House by the Monday before an ACC Meeting.

THE ACC REQUESTS AN APPLICATION FOR EACH TYPE OF IMPROVEMENT
Example: Paint house, play set, concrete patio and hot tub.
These would be three separate submittals: 1. Paint 2. Play set 3. Concrete patio and hot tub.
Changes and additions to one's external property require an ACC Review.
Avoid delays and prevent additional costs, request forms are to be submitted before work begins. ACC review and notification of decision is required before work
begins.
Be sure the contractor agreement contains the clause "contingent on ACC approval”. Write it in, if necessary.
FOR ALL REQUESTS ON ANY TYPE OF IMPROVEMENT:
ADJACENT OWNER'S SIGNATURES ARE REQUIRED: Neighbor needs to initial all drawings. By the neighbor's signature on the form, they indicate they are aware of the application for
ACC approval of the project or change being submitted. Neighbors do not and will not indicate approval or disapproval of a project, but only that they are aware of the scope and
concept of the project. IF THEY HAVE QUESTIONS OR CONCERNS REGARDING THIS APPLICATION REQUEST, ADJACENT OWNER MAY CONTACT THE FOUNDERS VILLAGE COMMUNITY ASSOCIATION REPRESENTATIVE
AT (303) 224-0004.
Painting
The ACC has created a paint pallet book to make it easier for you to select a new color scheme. The paint book is reviewed periodically.
Be sure to use the list that is on the website Forms. If you cannot access the web, and
want a copy of the color scheme lists found in the paint pallet book, ask the Ridge House staff to print you off a copy.
ACC approval is not required if color and/or color combinations are identical to the original color established on the home.
Any changes to the color scheme or color changes must be submitted for approval.
If you select one of the colors or color combinations from the paint pallet book, you will still need to submit the architectural
request listing your proposed colors and color codes and a general description of the colors of the house on either side of your home. No color
sample is needed. Please remember that the color combinations have been approved by the ACC in their current combinations as outlined in the paint pallet
book. This means that in some cases paint color combinations cannot be changed, such as utilizing an "accent/punch" color for the main body
color of your home.
If you choose not to use the suggested color scheme, you will need to submit the Architectural Request Form with your color samples painted
on a hard surface at least 18"X 18", with a general description of the colors of the house on either side of your home.
Please be aware that submitting samples carries no guarantee of approval.
The paint pallet book can be viewed at the Ridge House, or by contacting the Management Company, or by contacting the Chairperson for
the ACC to set up an appointment to meet.
The Castle Rock Sherwin Williams has the current book.
The color scheme lists found in the front of the paint pallet books are on file at the local area businesses of Kwal, Home Depot, and Lowe's.
Some businesses offer Founders Village homeowners a discount. Be sure to ask!
If you see something you like in the books, but want to use a different manufacturer:
Simply print off the list on the Forms page, or write down the name of the manufacturer of the book, the scheme number and all the line item data, and then go
to your dealer of choice and ask them to mix up the Competitive Formula.
